Should I Wait Until Spring to Sell My House in Birmingham, Alabama?

If you’re thinking about selling your home in Birmingham, you may be wondering:

Should I sell now, or should I wait until spring?

I hear this question every fall.

Homeowners tell me they’re waiting for spring, waiting for interest rates to change, waiting until after the holidays, or simply waiting to see what happens with the housing market.

And my answer is usually:

Waiting to list may make sense. Waiting to prepare usually doesn’t.

Here’s why.

Is Spring the Best Time to Sell a House in Birmingham?

Spring is traditionally an active time in Birmingham real estate. More buyers tend to enter the market, families may be planning moves around school schedules, and homes and yards often show beautifully.

But that doesn’t automatically mean every homeowner should wait until spring.

Your ideal timing depends on your home, your neighborhood, your competition, your next move, and—most importantly—your personal goals.

A home in Mountain Brook may face very different competition from a home in Homewood, Vestavia Hills, Hoover, or another Birmingham-area community.

That’s why I don’t believe sellers should make a major financial decision based solely on the calendar.

What Is the Birmingham Housing Market Doing Right Now?

The broader Alabama housing market entered late summer 2026 with significant activity.

According to Alabama REALTORS®, 7,361 homes sold statewide in July, up 19.8% from July 2025. Active listings were also up 6.3% year over year, giving buyers more choices. Homes spent an average of 67 days on the market statewide.

Those are statewide figures, not Birmingham-specific numbers, and individual neighborhoods and price ranges can behave very differently.

But they illustrate something important:

There are buyers in the market, and there is also competition for their attention.

For sellers, simply putting a house on the market and hoping buyers respond isn’t a strategy.

Pricing, preparation, presentation and marketing matter.

What If Mortgage Rates Come Down?

This may be the question I hear most often.

“Shouldn’t I wait until rates come down?”

Maybe rates will decline. Maybe they’ll remain relatively stable. None of us knows exactly what mortgage rates will be several months from now.

And there’s another side to that equation.

If rates improve enough to bring additional buyers into the market, they may also encourage more homeowners to list their properties.

That could mean more demand—but potentially more competition, too.

Rather than trying to predict interest rates, I encourage sellers to focus on what they can control.

You can’t control mortgage rates.

You can control your home’s condition, pricing strategy, presentation, photography, marketing and readiness.

Waiting to Sell and Waiting to Prepare Are Two Different Things

This is the distinction I wish more homeowners understood.

Let’s say you’re planning to sell in March or April.

You don’t necessarily need to put your house on the market in October.

But why wait until March to figure everything out?

Starting several months ahead gives you time to determine:

  • What actually needs to be repaired.

  • What doesn’t need to be updated.

  • Whether painting would make a difference.

  • What needs to be decluttered or removed.

  • Whether staging could help.

  • What your likely competition will be.

  • What your home’s value looks like in the current market.

  • What photography, video and marketing will be needed.

  • And perhaps most importantly, where you’re going next.

That last question is especially important for many of the homeowners I work with.

“But Where Will I Go?”

For homeowners who have lived in the same house for 20, 25 or even 30 years, selling isn’t simply a real estate decision.

It’s a life decision.

You may want less maintenance, a smaller yard, one-level living, a main-level primary bedroom, greater walkability, or to live closer to children and grandchildren.

But you may not know exactly where you want to go.

You don’t have to know yet.

Starting the conversation early gives us time to explore those possibilities without forcing a decision.

What If I Need to Buy Before I Sell?

This is another reason preparation matters.

Imagine that you’ve been casually watching the market for your next home.

Then suddenly, there it is.

The house you want.

But your current house isn’t ready.

Now you’re trying to negotiate a purchase while simultaneously decluttering, repairing, staging, pricing and preparing your existing home for photographs and marketing.

That’s a lot of pressure.

Now imagine the same scenario, except we’ve already walked through your house.

We’ve discussed repairs.

You’ve decluttered.

We’ve talked about pricing.

We know the marketing strategy.

We may even have much of the listing preparation completed.

Finding your next house doesn’t create panic—it creates a decision.

That’s the advantage of being prepared.

What Should I Do If I’m Thinking About Selling Next Spring?

Start with information.

Before spending thousands of dollars renovating a kitchen or bathroom, talk with someone who understands what buyers in your particular Birmingham market are looking for.

Some improvements may make sense.

Others may not.

I’ve walked through plenty of homes where my advice was:

Don’t spend the money.

The goal isn’t to make your home perfect.

The goal is to determine which improvements are likely to matter to buyers and create a thoughtful strategy for bringing the property to market.

So, Should You Wait Until Spring?

Maybe.

There are certainly circumstances where waiting to actually put your home on the market makes sense.

But I wouldn’t wait until spring to start planning for a spring sale.

My approach is:

Prepare now. Launch when you’re ready.

Instead of trying to predict exactly what the Birmingham housing market, home prices or mortgage rates will do next, we can build a plan around the things you can control.

Then, whether the right time turns out to be January, March, April—or even later—you’ll be ready to make the decision that’s right for you.
