What’s Changing Along Highway 280? New Development and What Birmingham Homebuyers Should Know

By Bridget Sikora | Birmingham, Alabama Realtor

If you’ve driven along Highway 280 lately, you’ve probably noticed that development continues to reshape this busy Birmingham corridor.

New restaurants, housing communities, and commercial projects are bringing additional options to one of our area’s major residential and business corridors.

And one recently announced development caught my attention because it combines something buyers increasingly ask about: housing, restaurants, and everyday conveniences in one location.

So what’s happening along Highway 280, and what should Birmingham homebuyers and homeowners know?

A New Mixed-Use Development Is Coming to Highway 280

A new mixed-use development at 5342 U.S. Highway 280 is planned to include 124 townhouses along with several restaurants and businesses.

Reported tenants include:

  • Shake Shack

  • Chipotle

  • FirstBank

  • The Learning Experience

A construction permit valued at approximately $1.5 million was issued for the Shake Shack project, with the restaurant expected to open in the first quarter of 2027.

While a new restaurant alone isn’t necessarily major real estate news, the combination of residential construction and commercial services is worth paying attention to.

It reflects an approach to development that brings housing and everyday amenities closer together.

Why Are Mixed-Use Developments Appealing to Homebuyers?

When I work with buyers relocating to Birmingham, one of the first conversations we have is about lifestyle.

Some buyers prioritize a larger yard and more privacy.

Others want less maintenance, convenient shopping, and easy access to restaurants and services.

Mixed-use developments can appeal to people looking for a combination of these features.

The ability to live near restaurants, childcare, and other conveniences can be attractive, particularly for buyers with busy schedules.

However, it’s important to evaluate the actual layout of a development rather than assume everything will be walkable.

Sidewalks, pedestrian crossings, traffic patterns, and the distance between buildings all influence how convenient a community feels.

Townhouses and the Growing Interest in Lower-Maintenance Living

The addition of 124 planned townhouses is especially interesting.

Throughout my real estate career, I’ve worked with buyers whose housing needs have changed over time.

Some are purchasing their first home. Others are downsizing after years of maintaining a larger property.

For many of these buyers, townhouses can be an appealing option.

Depending on the community, they may offer smaller yards, shared maintenance responsibilities, and floor plans designed for a more manageable lifestyle.

But not all townhouses are alike.

Buyers should investigate homeowners association fees, maintenance responsibilities, parking, floor plans, and whether bedrooms are located on the main level or upstairs.

For downsizers in particular, those details can make a big difference.

What Makes the Highway 280 Corridor Attractive?

One of Highway 280’s advantages is the variety of communities and amenities accessible along the corridor.

Buyers considering this area may explore portions of Vestavia Hills, Hoover, unincorporated Shelby County, and other nearby communities.

Depending on location, they can find traditional single-family homes, townhouses, condominiums, and newer construction.

The corridor also provides access to shopping, dining, medical services, and major employment centers.

Of course, there’s another important consideration.

Traffic.

Highway 280 is one of Birmingham’s busiest roadways, and commute times can vary significantly depending on where you live and when you travel.

I always encourage relocating buyers to experience their prospective commute during the times they would normally be driving.

A neighborhood that looks convenient on a map may feel very different during rush hour.

Does New Development Increase Nearby Home Values?

This is one of the most common questions homeowners ask when they hear about new construction or commercial development.

And the answer isn’t always straightforward.

New restaurants, retail, and services may make an area more attractive to certain buyers.

Additional housing can also create more choices for people considering the community.

However, new development doesn’t automatically mean nearby home prices will increase.

Property values depend on numerous factors, including supply and demand, home condition, location, financing costs, and the overall housing market.

New construction may even create additional competition for existing homes in some price ranges.

That’s why it’s important to evaluate individual neighborhoods rather than assume every new project will have the same effect.

What Should Buyers Consider Before Purchasing Along Highway 280?

If you’re considering a home along the Highway 280 corridor, I recommend looking beyond the house itself.

Think about your daily routine.

How long will your commute actually take?

How close are the grocery stores, restaurants, parks, and services you use regularly?

Are there upcoming developments or road projects that could affect the surrounding area?

If you’re considering a townhouse, what does the HOA maintain, and what expenses will remain your responsibility?

These are questions worth answering before making an offer.

Birmingham Continues to Evolve

One of the things I love about Birmingham is the variety of lifestyles our communities offer.

From established neighborhoods in Mountain Brook and Homewood to newer developments along Highway 280 and throughout Shelby County, buyers have many different options to explore.

The key is finding the community and home that fit your priorities.

New development is exciting, but understanding how it fits into the larger real estate picture is what really matters.
