Why isn’t Your Birmingham Luxury Home Selling?

It may be easy to blame “the market”—but luxury buyers are still buying.

So if your home isn’t selling, I would look deeper.

Luxury buyers often have more financial flexibility, but that can also make them more selective. They don’t necessarily have to compromise.

I would look at:

• Price: Does it make sense compared with today’s competition?

• Condition: Are buyers comparing your home with turnkey alternatives?

• Presentation: Do the photography, staging and marketing match the price point?

• Lifestyle: Are we clearly showing buyers why this particular property is special?

• Feedback: Are buyers repeatedly mentioning the same objection?

• Competition: What are buyers choosing instead?

And I wouldn’t automatically reduce the price.

A price reduction should be a strategy—not a reaction.

The better question is:

What is the market telling us—and what should we change?
